Regarding debt:
 
Last year I lost my job, and am currently going thru the process of short selling my home. This means I am not making payments and am past due in excess of $7500. The way I read the disqualifications is that the past due amount has to be reported as a loss, or to collections, collections attorney, etc....is that true?
 
So if you are late on payments in excess of $7500, does this disqualify you also?
 
A short sale is a negotiation process with the mortgage co/bank, which will not be reported to collections.

If the bank reports your debt as charged off or sent to collections on your credit report, it will count. Be advised that some banks DO report short sale entries as "Closed/Charged Off" which would result in a denial if over the limit.

But aside from all this, you also have to convince a background adjudicator that you are financially stable when they conduct your background investigation later on down the line. Otherwise, they may disqualify you at that point.

Thank you - its hard to be financially stable if you are unemployed, however. It appears that losing my previous job will prevent me from getting this job...ugh!

One last question...if the credit report just shows late payments (if I am still in the process of the Short Sale), would that DQ me also? The late payments would exceed $7500.
